Are pool, solar, and thermal imaging included in a standard home inspection?
These are specialized services that should be selected with the inspection order. Thermal imaging is included in Biltmore's Essential Protection and Total Wellness packages. Pool and spa inspection and solar-panel inspection are separate add-ons and are not currently listed as package inclusions.
Is a pool inspection required as part of an Arizona home inspection?
No. Arizona rules state that a certified home inspector is not required to inspect a pool or spa as part of the general home inspection. If the inspector performs a pool or spa inspection, it must follow the Arizona standards adopted for that service.
Does a pool inspection include a leak test?
Not as a standard visual home-inspection add-on. The inspector may document visible leakage or conditions that justify further evaluation, but pressure testing and specialized underground leak detection require a qualified pool professional.
